The subject site is known as Lot 8 DP 1122957 and Lot 11 DP 258095 and is located off Greenfield Road, in the existing Greenwood Grove Estate, Lennox Head.

The site has a total area of 2.5 ha. The predominate feature of the development site is the 2 small stands of remnant littoral rainforest and an additional area of rainforest species located under a large Morton Bay fig tree. The remainder of the site generally comprises of mowed grassland of low ecological value.

The proposed development is confined wholly within the grassland areas of the site, with the development footprint being spatially separated from the remnant vegetation through the inclusion of both planted and managed buffers. The proposed development involves a boundary adjustment between Lot 11 DP 258095 and Lot 8 DP 1122957 and subsequent erection of 74 ‘affordable rental housing’ dwellings pursuant to State Environmental Planning Policy (Affordable Rental Housing) 2009. The housing development comprises of a mix of single and double storey dwellings ranging from 1 – 3 bedrooms in size.

The development is separated into 3 precincts, whereby large areas of open space and landscape treatments physically separate each precinct.

The development proposes to provide a quality affordable housing solution to Ballina Shire, which protects and enhances the local area’s habitat and environmental values, whilst maintaining a high level of urban amenity for existing and future residents of Greenwood Grove.

The proposal is consistant with all relevant State, Regional and Local Planning Controls. The project will further the objectives of councils recently adopted affordable housing strategy.
